I am keen to purchase a condo unit offer price at RM860k. Please email me the best offer for 30 years, zero transfer fees, and MRTA. In addition, I would also need a renovation amount of around 100k. for most lenders, very likely your 'renovation loan' will be offered in the form of a 'personal loan', being structured based on a different interest rate / charge method, prolly coming with higher cost versus a mortgage amortization basis.
if you know your rental rates, other variables remains to be the loan margin / amount (a trade-off against your upfront cash & actual valuation), the rates and tenure.. except for some banks that gives only 80% for non-landed, you are quite safe with assuming a 90% margin, as for rates, it's about the same, maybe 5-10 bps difference among the banks. now, the tenure, you may want to consider stretching to 35 years or more. this is the only other variable left that is within your control to manage a better cashflow on rentals against repayments.
alliance, public and a few others allows borrowing up to age 70 to lengthen the tenure. meanwhile, you may also opt for low repayment strategies during the initial years to build your equity but this, usually comes with a higher than normal installment after the honeymoon period. ocbc, has a graduate package that applies this approach.
knowing that you are an investor, i would advise you to review with an insurance agent on the pros and cons of taking the mrta. even if you have to take the mrta, time and sync it with your exit plan.
and btw, the lenders cannot make you an offer until they have reviewed your application, the rates you are getting are just a quotation. don't just look at the rates, the 'best' package is the one that 'suit' you most. cheers.. _________________ EMYGHT.com | AromaPlatter.com |
