If i donno that u're one of the purchaser there, i'll thought that u're the marketing person for IOI. Ha
So what is the status of ur shop ?? The one u bought is facing the main road or facing inside ?? It is for investment isn't ?? For rent in the future ?? |

Puteri, parkland or botanic?
Ok, Puteri near taman sentosa, not much improvement after few year except u can see few shop are start their business.. Got flood historybefore.
Parkland, also can consider as a new location. Pls check previously what kind of land is that? To avoid crack....The built up are big and the price are not bad too. Maybe because of the location.
Botanic, got flood history for the house near the lake. Pls find out urself ist happen again after that......the price are higher than others developer and the built up also not very big. The price should because of the foundation they make.
Anything to add?????? |

all flood... but quite keen to buy bandar puteri due to near interchange and look like all developer moving to kesas.. shah alam --> klang. The flood only happen at gardenia area... and shop are start their business..
1 of my other choice is hazel at berjaya park (Jln Kebun). Newly launched are expected to grow fast... but got haze  |

| Got a lot of improvements I can see. The interchange is already tarred and they changed the plants along the main road, nice flowers ! Anyway, the road condition is terrible. Anyhow their sales people said they will re-tar the road after finishing with the interchange. Maybe can use in a few months. They will launch 18' & 20' houses with gated concept this year with price from $180k so it looks reasonable because of freehold. Can't wait to have my own landed house and shift from subang as I live in an apartment now. Oh yeah, read about flooding and the main drain is already concreted. New phase is also higher I was told. Anyone has anything wanna share ? I'm seriously thinking about buying here. |

Finally made my decision to purchase BPK due to the potential area and good price.
No longer heard about flood since Jan 2007 (when I start house survey to buy)
But i noticed, along kesas highway after jln kebun. haze still occur... they should take action on open burning.. |

BPK will be the modern phase throughout the area. Hope more shop to open.
Any idea that the remaining land will be use for well-known complex to be build near BPK?
I just book my 1st landed property on Saffron last week. 3 words - VALUE FOR MONEY.
22" x 75" build up area 2k++ ft. Individual bathroom tiles until top. Living, dining, all bedrooms completed with floor tiles skirting. Car porch tiles till left 4 ft from main gate. Huge living space by design the staircase put a side straight up and a bit curve at the end to 2nd floor.
What a great design. Car porch are higher than main road.
Move in condition. I can't see anything else to renovate or extend the kitchen area. Because already have dry and wet kitchen. That's why got 2k++ ft build up area.
Master bedroom are huge with balcony.
Conclusion: The design are modern which a lot of new expensive houses design. Tks to IOI to give this special gift for my 1st landed house.
Hope to see you there on 2009 and we must coorporate to make our BPK a high standard living society. For sure, the first common thing to remember is "DO NOT LITTER"

Dear all,
may i know or survey where u all working at? becoz i feel bandar pueri klnag is very far away and have to pay about RM10 tol perday. I am working at mont kiara. Although i find the house is quite affordable and nice, but it is too far for me. Can someone comment?

Hi,
I'm working at Jalan Segambut which very near to mont kiara.
Ok, if you think distance is your problem to work then you are wrong. Let's say you purchase a house near mont kiara and one day you have offer by a company at Klang which salary are higher 20%. Are you going to buy another house at Klang? No offend, just my opinion.
Thus, from and to BPK can skip 1 toll. It's easy to skip the toll with no jam. I tested from BPK to my office take around 40mins and toll is around RM3.50/way. All this information provided by my friend who live there Kasturi 2.
I just bought Saffron intermediate unit. If you have more budget, the house will become dream house due to the design open up for you on decoration. Last but not least, 250k for a build-up 2092ft (22" X 75"). Near to well-nown hypermarket such as jusco, giant, tesco, summit, sunway piramid.

i read the ur previous thread, U bought a unit in bandar puteri klang for investment. Pls share. What do you think the appreciation rate per year of this BPK? Whick bank loan package u use? Because if i sell it in 5 years, i have to pay about 60K of bank interest !

Chinese 60% Malay 30% Indian 10%... I won't believe indian only 10% in Klang but it's true after I have a simple survey to count the chinese house. Especially new houses like kasturi, lily and pheony, most of them is chinese.
I'm not property agent so that i wont give you comment on subsale.
My friend bought Kasturi on 2006, not before construction is RM180k now RM200k. First launch about 165k - 170k.
For Saffron, first launch end of 2006 is RM238k. When I book on 23th Sep is RM255k (discount 6k).
Hope the statistic help.

i have heard of cracking and settlement problem in Bandar puteri klang, how is the condistion now? improved? Is your house ok? crack or any defect? how old is ur house?

Dear Ong, Saffron still under construction. My friend live at Kasturi 2 which never heard of cracking anymore. All those problem back to 2003-2005 time.
Never heard Lily, Pheony and Kasturi have this kind of problem. I believe Saffron will not as well. They have a lot of new phase to open up soon. I don't think so they want to spoilt the whole planning. |

I bought is the 3 stry shop lot, The Grand. I am looking at 5 yrs of potential in this area. Currently renting out my lot...not bad for the 1st year even the rental yield is low but able to help me to pay part of my loan.
Developer have upgraded the drainage, hope wont be floods anymore and the interchange will be ready soon (2008). First bank (AM Bank) already opened there. Many new shops opened too. With a lot of open land, got good potential for new development. In the middle between banting, bkt tinggi and botanic....quite a good potential area to invest in. Just my thoughts....

| i think that area is full of haze. each time i come to Klang using kesas highway i always notice haze around that area, so might not be good to stay there for long term. Just my 2 cents |

Haze happen just after the toll not in the Bandar Puteri Klang area. 2 cents doesn't mean can simply say. THUS, the haze no more due to the residents near toll there complaint. But will happen once a year for sure. Burning is the cheaper way for plantation.
Indonesia always create haze... i think you need to move out of Malaysia. |
