gkalim, if not mistaken, D'bayu is 22x75, 1,710 sqft b/u for intermediate. is urs intermediate? i think very rare to find d-bayu in the market nowadays.

there's one website, ..iproperty.com.my. i dun know whether u need to pay to register there. it's a pretty active website with new postings everyday about props for sale/rent/etc....

You r right. Bayu is 1710 sqt. I also hardly find Bayu unit for sell thru newspaper. May be my one is the first reno unit for sell in Bayu ha..

i would think so. bayu reli rare in the market. how's ur agent's reaction to ur indicative selling price? i once saw a basic d-embun for sale at 380k quite recently. i have not checked out its location so not sure if got 'defects' like face t-junction, etc.....

So far I have appointed three property agents to sell my unit. Their reaction to my house is very well-maintain and very reasonable price. I hope I could sell this unit soon. The buyer just bring a suitcase then can move in already.

with all those extensions, renos and furniture thrown in, i think is a pretty reasonable deal too. any counter offers /serious buyers u encountered? usually who are interested? young couples? mid-thirties with family?

which semi-d type r u looking at? i think now prices around 930k to 1M+ ya? when u sell off ur bayu, u hv abt 3month b4 the S&P done. hahaha..... within the 3 months u will need to confirm ur semi-d and move in fast fast. otherwise u will be "homeless" for a month or two? Laughing

this one a bit misleading. is actually 5 bathrooms. still can fit becoz b/u dem big, 3.4ksqft! tanamera's intermediate 24x75 oso got 5 bathrooms if not mistaken. asking price around 960k...... similar to those 'cheap' semi-d prices.

yes, casarina (my idol) is really that huge. the intermediate units have plot size of 24'x75', the end and corner units do not share any similarities. the actual width of the house is 35' Shocked Shocked
it has 6+1 bedrooms and 6 bathrooms. the M/BR is almost 32' wide Shocked Shocked
actual B/U is 3330sqft. make many 40x80 SemiD look small! Shocked Shocked

dem big la those corners....... i think if i got $$ i would invest in those rather than semi-d. more value for $$. oso can be source of envy of my neighbours. their house only 24' wide, mine 35' plus 40+' land size!!!! b/u oso more than 50% bigger! kekekekeke......... Twisted Evil

not too sure abt this..... semi-d now not much appreciation, esp if count using %. one factor is bcoz more supply of semi-d as compared to corner unit for sale.

although i mentioned in jest abt the envy factor, i do not think it unlikely that it will happen. ppl do buy big houses in order to impress ppl. then again like u said, it's more impressive if u tell ppl u stay in semi-d rather than corner lot DSL. only when bring ppl to see then onli will be impressed!!! so many toilets............

on the outlook, usually SemiD are more impressive. but when you show them Casie corner units......!!! Shocked Shocked

kekekeke.......... serious case for wet dream candidate! it is reli impressive, must admit that. i wonder why they didnt build another intermediate before building the corner unit. the land is big enuf to do this. now it's like combining a corner unit with an intermediate one. if reli got $$, imagine was an extension could do to the unit....... instead of 35' wide, easily 50' wide with around 25' land area left still......build up will be what..??? 4.5ksqft?? Shocked

i think it is not good for the house ventilation system. any wider than casie, suffers form the lack of air flow syndrome!

but i notice many of the forumers here dun like the idea of courtyard. even the property is 24' or 26'. for me, i prefer the courtyard although it makes the living room smaller.

i personally du not prefer courtyard oso for houses with size of 24' wide. but if i bought a house with pre-existing courtyard, i will maintain it as a courtyard rather than blocking it up. no need to incur more costs and at the same time, use the courtyard as a unique feature for my home since most homes dun hv this feature.......

all D'Passion have courtyard. it is 8' wide. the depth depends on the type. A would be shorter whereas C type would be longest.
i see many ppl covering up the courtyard spending lot of money into reno!
