Hi all. Actually saw a thread for AI2 but quite dated and no significant input. Would very VERY appreciate inputs from KL property gurus. Mercuri, nick1994 can help?

Am offered AI2 1372sqft for 550K, fully furnished-mid floor. owner spent 100k to renovate. unit currently has tenant @ 4.8k per mnth for 2 yrs. possible? Return of 9-10% net?! Shocked

Saw some ads for same unit size going for 380K unfurnished. Quite close to developer's price. too good to be true? Shocked Shocked

Pleeeeease do advise humble newbie. Owner/investor view very much appreciated. thanks to all in advance! Wink

Why is this bkt shop so popular? Really cant understand the Bolehsians, eating right next to the busy Jln Ipoh - probably they like the taste and smell of chu yuk + CO as you said (carbon monoxide from the vehicles)!!! Laughing Laughing Laughing or maybe some "ka liu" rain water splashed from vehicles when it rains Laughing

actually I also miss this question by martian, anyway if u ask me, this place, changkat raja chulan is pretty congested with "unhealthy" activities all around the area. I think due to this it would be a turn off for most ppl.

5 years ago, yes, BB area was not a cup of tea for most investors and reputable tenants but the mindset has definitely changed recently.

Ur target tenants might be in high possibilty, china cometh females or worst africans super cons. I would give it a miss.

We have a good number of Western expat friends who are staying in the vicinity (some on single status and some with family) and they are pretty happy with their decision. And none has any gripes about unsavoury neighbours either. Unless they are with school-going kids going to MKIS or Garden or the French school, not many expats would voluntarily swarm housing areas like Mont Kiara or Bangsar.

Is this refering to the Bak Kut Teh stall along the 5-foot way of the row of shop-houses next to Dynasty Hotel ??? If so, ummm, maybe in sympathy of the proprietors if not for the taste ??? If my memory serves me right, they were in the spotlight of a tragedy about 15 (??) years ago when their 8 year old daughter was abducted, raped and sodomised. Another unsolved crime and rumours were the family was so devastated that they couldn't carry on with their BKT business and only in recent years, they picked up the pieces and started again and have a booming business ever since.

actually this is true up to a certain extend. there are pockets of areas in BB especially behind the road in Jln Alor where there are still loads of "unhealthy" activities. So this scenario hasn't changed much. Notwithstanding the main thoroughfare of Jln Bkt Bintang.

I am pretty sure this is not in KL plaza condos, right? or the Jln Imbi part, or even the areas of Jln Alor especially where the "clinic" is? Wink

Naaah ! A British-Hongkie couple in Angkasa Impian, someone from the Aussie High Comm at Seri Raja Chulan, a Jap couple in Bidara 38 and a few others in the oil and gas industry around Bukit Ceylon thereabouts. BTW, you seem to know a fair bit about the clinic. Wink

It used to be known as Golden City. It was known for mainstream Chinese fare before it turned xxx. Very Happy

Wow, merc - you are indeed a fountain of info on 'cleaning' works ! AFAIK, the only place in Jalan Alor that we can attest to is the Portugese grill fish stall at the beginning of the road ! Very Happy Beats the 'always-full-house' ikan bakar in Chinatown.

Alright - back to OP. Visited the specifically mentioned unit recently ..... I reserve my comments.

However, downside of AI2 : it's leasehold and the developer and management of the condo is under, ahem, UDA Holdings.
