in practice, if u hv bought the unit and alredi signed snp, it is highly unlikely that developer will allow u to let go of the unit to change to another unit. But it can be done if u have not signed the snp yet...

bustahoodz, why not u just keep the dansa, then wait for the 2nd phase project to kick start...once they launch, u can book the best unit available there, which i'm sure the designs will be much better and more contemporary than the current 1st phase now, to attract more buyers...

You're mistaken, bro Laughing The bungalow is behind Lot 115. I booked the Blanca unit at Lot 115.. hehe..

I think the bungalow's buyer let go of the unit before signing S&P. I don't think developers allow you to change units once the S&P has been signed, because all the particulars (house type, developer lot number, built-up size, etc.) have been signed off.

No, no.. it's not an end lot.. can't afford that!!! The end-lot along Jalan Anggun 1E costs RM700k or something because of the massive garden. I booked the intermediate unit, 4th house along the row, house address will be No. 8, Jalan Anggun 1E. The selling price was RM488k because it's already nearly-completed.

Welcome to the neighbourhood Smile Yeah only few more months to go... but felt like it is taking forever, want to move in soon!

Is the fence the same like the one beside the entrance? I believe your lot 85 is a Ariana right, Laughing my is like your smaller cousin Clarissa 2, is there any buyer for clarissa 2 here?

I have just noticed that clarissa II is slightly different from the brochure, I felt that there is something missing in my previous visits, but thought it is just an illusion Laughing I notice that the wall dividing your unit and neighbour's unit at the ground floor is darker color, and also the reverse "T" concrete for compressor? is not there as well creating less visible divide view between neighbour on the side. But, where can I put my compressor then without being visible? do you guys know if there is a space to put aircon on top of the family hall area?

I think everyone got fooled by developer by just looking at the artist illustration in the brochure given for Clarissa II. However, if u look closely at the floor plan in the brochure, there's no extra space built for the aircon compressor in front of the open-sky shower! So, everyone who bought Clarissa has been fooled by the developer, by assuming that the aircon space is actually present as in the brochure, when in actuality, it is not!! Well, this is something that you can bring up to the developer for rectification!

As for the aircon compressor space, well, you can fix it onto the roof above the family area as the roof is a flat roof. Either that, or you fix the compressor at the balcony area of the family hall, whereby there is no grill, which you also have to add on...

Initially when I wanted to book a house in Anggun, the 3 units left were all Clarissa II clustered semi-Ds. I was also wondering where we could install the aircond compressors.

We don't really need a ledge to install the compressors, the aircond installers can easily install those steel brackets to hold up the compressors. Hence, we can actually install the aircond compressors either in front or behind the family area's ledge, where they're away from view (from the family area). Installing at the ledge outside the family area might not be a good idea, because those compressors put out heat and noise, and both will easily intrude into the family area.

But now that I'm going for a semi-D, there's a ledge at the back of the house for aircond compressors, as well as that ledge in front of the open-air shower area.

Thanks for the helpful information guys! you're right redneck, in the floor plan for clarissa II, there is no allocated space for the a/c compressor... even the front/side elevation in snp doesnt allocate space for this, only the artist illustration in the brochure shows the space for a/c compressor... this is misleading as I have just noticed that the artist illustration is for the same for clarissa 1, except the color of the cars in the porch!! Laughing .://..hongbeeland.com/cluster-homes.html the floor plan is different though, and clarissa 1 does have the allocated space for a/c on their floorplan...

Frankly, I am not a big fan of placing the compressor in the front, and after looking at the image again today, design wise, personally... I like it better to be without the reverse "T" structure in front, as long as the roof above the family hall is flat so that I can put the compressors in a place that is not obvious from internal and external view, otherwise I will be mad if need to hang the compressor on the side wall, although as per suggestion by jswong, the heat/noise and internal view should not be problem anymore... but IMO externally still doesnt looks nice from the side without any thing to partial/cover up the compressor.....

Nope, no new pictures. I've got some ID pictures though, but I'm sure everyone who have interest in Anggun have seen those showhouses. Maybe I should drop by this weekend to snap some pictures on how the roadworks are coming along.

Guys, long time no talk! I have received the progress letter from HBL last week to claim another 10% from my bank by completing the roofing, wiring, plumbing etc. Looks quite fast for my unit... another 10% for plastering, 5% for road serving the unit, and then will be during VP Laughing

It has been a while since I went to the site, one month is long time for me hehe... this week my schedule is more lax, I will past by the site this few days after work, and snap some pics for everyone, jswong, ofcourse you're welcome to post your pics too if you happen to past by the site, but if you haven't make the trip, maybe you can go next time when you're free, this time can be mine Smile

Dear Anggunians,
I visited the site last weekend but unfortunately I didn't bring my camera along. I noticed that Tesco is under contruction right after the 'Commenwealth Reserve Forest' and opposite KFC before entering the Rawang Town. A lot of progresses for the site and the roofing installation almost completed for the units closer to the the phantom 'catchment pond'. The salesman escorterd me to visit one of the houses that almost finished (2nd phase) and he did explain some of the changes on the new design like no more reverse T, etc. I was surprised that there will not be any metal fence between each unit but they raise a bit the concrete divider instead. I notice that there was no proper ventilation for the middle toilet in the upstair and the salesman also cannot answer my question. There was a window in that toilet but it was located at very high location.

Oh ya, I took a look at the pond and there was some stagnant water already Sad . Maybe from temporary toilet from the contractors Embarassed . I believe some big fat mosquitoes already laid millions of eggs in the pond... Confused

Thanks for the update, did you happen to ask the sales person on whether the pond is a catchment pond, or a sewerage treatment pond? the last time when I look at the pond few months back, it looks like the water came from the drains, coming down from emerald...

I went to look at the pond by myself without the salesman. It was accessable by car and you can drive right into the pond itself if you fail to hit the brake Very Happy. Seriously.

Well, I think you are right, I saw at least two 24" drain pipes coming into the pond. I don't think for such pipes size are designed for sewage water but rather for storm waters to cater the hydraulic loading during raining. Am feel slightly relief no.. Smile

Moreover, if it is a sewage treatment than it should have some water treatment equipment plan to be installed already such as an Aerator etc. So far, I didnt see any of those things except an open area..Emm.. am start thinking already what kind of fish that can be bred in the pond. Its got to be the mosquitoes eater then.. Laughing

haha! yea... I drove there once and if I am not paying attention to my driving, I can really drive easily to the pond, as the road is leading right into it now lol Smile

I hope that it will not be sewerage water as well, otherwise I can smell the "fragrance" from my unit.... Confused if the pond still remains stagnant, slow moving, without water fountain after completion, bredding fish in the pond may be a great idea!!! Laughing there is a fish called Mosquitofish, good for freshwater, pond, multiply fast, and most important, loves to eat mosquitoes larval :wink... but I dont know whether they are available in malaysia and can live in this weather and water quality (probadly poluted if coming from drain?):

Welcome to the forum, Esther! Your unit may be one of my neighbour, or close to it, since mine is a clarissa 2 as well hehe.. Smile The land is supposingly a proposed JJ... someone has pointed out that there is a different view between HBL and AEON, whereby AEON wanted to buy the land but the developer is interested in leasing the land under long term lease... few months back I was told that the negotiation is still going on.. but now it is June already... I passed by the site today and the land is still empty, maybe someone else has some latest news on this? Smile

At least I can update myself on my house even when Im back to Abu Dhabi, very soon :'( thx for the pics =) just cant wait to get the keys since this is my very very first investment!! I know comparing to u guys who waited for ages for the keys, I'm considered very blessed coz I dun have to wait for that long since Im one of the very last buyers =p
