Any comments?




Phase 2 open for sale.
Freehold, 217 units in total
Size: 888 - 2479 sqft
Price: 206,800 - 750,000

I think phase 1 has just been handed over.. this is a picture fr the 15th floor of the phase 1 that i found on the net..

aha... this looks interesting but i find the map rather confusing. is it at the back of flamingo hotel or is it way down? How was the sale for the first phase? cant seem to find much info on the net about this development.

another launch was for rapport ampang.. out of my budget for sure..hehe

can't remember exactly and don't have the star in front of me at the moment. but i thought if you're coming fr cheras via mrr2, it's somewhere on your right before you get to the jalan ampang junction.

do u happen to know how many blocks are there. i think i get the picture of where it is situated now, if its correct than if im not mistaken there are quite a number of blocks. looks highly densed.

Hi all, me and my wifey are the proud owener of phase 1.

There are total of 6 blocks and 616 units. Phase 1 of 3 blocks was completed and handed-over. Most of the foreigners are Korean and it is not a bad idea for investment considering the location.

yeah ... keys just handed-over recently, so there is lot of renovation going on.

i don't about the rest, if compared mine with same layout same floor, the price went up about 40k

Hi All,

New to this forum. Anyway I am in the midst of finalizing the purchase of one unit at Phase 2. Very Happy After considering the location, pricing, etc, my initial impression was it's a good buy.
Anybody out there with other ideas? Do share...

Prices start from 200k to 300K++ for type A (888sqf) to type D (1312sqf). Rental not so sure but by the look from classified and iproperty, it ranges from RM1.4 to RM2.5K. However have to take this with pinch of salt as we do not know the actual transacted rate.

The thing I like about Ampang Boulevard / Utama is the location - smack in the middle of a considerably upscale neighbourhood. Another upcoming semiD, bungalow project adjacent is selling in the ramge of 1M to 4M per unit. Most residential unit in the area concist of bungalows and some apatments. Also it is walking distance to Ampang Point and Jalan Ampang.

Any owner or guru out there might want to give some insight.

Yes - Ampang Boulevard and Ampang Utama is the same, perhaps fancier name for the developers. Developer give reason - one is English name and the other one is Malay.

Just book a unit facing KLCC - can visibly see KL skyline.

The drawback of the KLCC view from this condo is that you will face the killer evening sun and the noise of the MRR2 traffic.

However i expect this condo to be swarmed by the Korean expats as well, it might even give One Ampang Avenue a run for it's money... Wink

Yeah, do agree with you regarding the evening sun. As for the MRR2 I traffic, I went into the premises a few times, different time of the day and week to gauge the traffic noise, however surprisingly the noise is minimal - almost very quiet.

Another plus point I do like about this project is the direct access to Ampang elevated highway via the northern end of taman ampang utama, this would ease the need to go into Jalan Ampang Embassy Row during peak hours.

Regarding the expatriate korean community, I do not know if that is a blessing or curse, as always, expatriate would be the icing of real estate, however the real driver would always be locals. Don't know if locals would like to stay in the middle of korean enclave.

Another good point for unit facing club house / klcc is strong wind will come in to the unit. Mine is facing East and hill with no or little wind. Think might need to tint the window to minimise the morning sunlight.

Do anyone know the significant of balcony facing East in Feng Shui aspect?

I luv morning sun more than evening sun. However, we don't know much about the direction, it depends on your date of birth...if not mistaken.
I only know that your balcony is not supposed to face any narrow gap between two tall buildings and not lower than any bridge or road. Since it's high, should not be a problem for ampang boulevard owners.

Are you planning to move in soon? Do you have any idea how many Korean families will be staying there?

We have already moved in. In regards to the Koreans, they are mostly occupied at the centre block, i.e. Block A1. Not sure about the rest of the blocks.

Mind to share which layout and floor you unit will be located?

My unit is of Type C - 936 sqft on the 8th floor. Suditasia implied that the delivery date would be circa August 2008.

Since you have moved in, is the finishing OK? Did you bring outside contractor to do your renovation, as I only see one 'site contractor' with a table at the ground floor car park, unlike most other condo project where there are contractors in some of the units that had been renovated.

House finishing is ok, just some minor defects here and there.

Due to convenience purposes, I have used the panel contractor to do some simple job i.e. wiring, cornies, aircond piping, grill doors, light & fans installing. For all those jobs, they take nearly 2 months to complete!!

My kitchen was done by Ikea, efficient and hassle free.

Hmmhmm, I think when it is my turn to do renovation, will probably get someone reliable and did some work for us before. I never really like panel contractor as I had some bad experience with them. Actually I like IKEA's stuff as well, but sometimes if I am not careful the price could end up very steep.

Did the management provide residence with 'swipe card' to allow car to enter? I hope parking is not a big problem like most condo projects - to be on the safe side I purchase one extra parking lot, just in case. Did you know how much one extra parking cost during the first phase. This time round they charge me 14800.

Yeah, better get your own contractor which you familiar with. The unit is for own stay or for investment?

Don't know wheteher is 'swipe card'. The entry and exit of car is using tag card, something like touch n go card. The selling price of extra car park is about that price. However, my car park which come with the unit is uncovered one Sad

Well, still have not decide to stay or not. I actually work in CBD, near Jln Sultan Ismail and it would be very convenient for me to stay there, however not for my wife as she have tp travel some distant to go to work. Right now we practically live 5 minutes from where she work.

Are you familiar with that area, any pro or con? I must admit that Ampang is very new to me, until I decide to purchase this property.

Guess that is the tag system used for most condos. Both my carparks are covered side by side - at least that is what is written in the SNP.

One of the factors I bought this unit is my wife and I both work in KL.

Yet to find out about the pro and cons as am also new to ampang. The first thing is to look for place for cheap and good foods, hehe. Maybe the forummer which familiar with ampang could give us some advice.

Yeah hopefully other forummers can enlighten us a bit.

BTW which route you use to enter KL, via elevated highway or jln ampang or any other way to get in. I had tried once using jln ampang to get into KL from MRR2 and the traffic is absolutely horrendous.

There seem to be numerous Korean restaurent around, have yet to try out - any recommendation which one?
